Consultation: 150.00 

lets get together, walk through your potential listing and see if I think its a good candidate. 

  • Go over details and discuss how to make your Airbnb unique 
  • discuss projected income
  • pro's /con's of property 
  • create a plan for the future ( additional fee depending how hands on you want me in the project) 

Listing on Airbnb: – $600.00 with my link from Airbnb (Do not signup until house is ready to list) 

  • Get the listing description listed with amenities, keywords and connect to local activities to bring in customers to want to stay.
  • Creating and describing house rules in description
  • List in other places (Vrbo, booking.com)?? Website?

Photography: $550.00 1 hr of time for photos

  • Airbnb & Property highlights

Listing Startup management: $600.00

  • List check in/out rules inside vacation home.
  • List house rules and what we expect from guests inside vacation home.
  • Create QR code for social media for vacation home if desired. 
  • Make suggestions on NEEDS to make the rental successful from the beginning.
  • Create auto messaging for customers to check in/out smoothly

Monthly Management: 20% of the profits monthly

  • Manage communication with current and future customers.
  • Finetune and Setup more automated messaging, communication for easier communication with each guest.
  • Enforcing house rules
  • Pricing rentals with market
  • Syncing calendars so no double bookings happen
  • Coordinating with on ground staff
  • Coordinating cleaners (Cost of cleaner work is separate)
  • Property performance, how to improve, suggestions on making rentals better.

Social Media:

  • I DO NOT DO SOCIAL MEDIA
    Dezerea Strauch does all my social media and can post daily M-F connecting business together, etc! for around 350.00 monthly.

Cleaner:

  • Cleaning is a separated expense that we add a fee to Airbnb for customers to pay.

OTHER:

Have 2 or more listings? Airbnb only offers so many features. If you have 2 or more listing, I suggest we use a 3rd party management company such as guesty or lodgify. I can help transfer all the info offer and get you started for easier management. This is a service depending on needs and starts at $1400.00 for basic setup. 

  • Set up Lodgify or Guesty to manage multiple vacation home rentals.
